Canopy MLS launched new Listing Visibility options designed to give your sellers more flexibility and control over how listings are marketed, while ensuring alignment with MLS rules and industry policies. What’s new and different: - Three clear visibility options: Public, Limited Exposure, and Firm Exclusive—each offering different levels of exposure and marketing reach. - Greater seller control: You can now tailor listing exposure based on your seller’s preferences for privacy vs. maximum market reach. - New required “Listing Visibility” field: This must be selected when entering a listing and works alongside status (Coming Soon, Active, Closed). - Clear progression rules: Listings can move to broader exposure, but not back to more restrictive visibility once expanded. - Updated marketing and compliance requirements: Certain visibility choices impact syndication, DOM/CDOM tracking, and marketing allowances. These changes are an important step in providing more transparent and flexible listing options while maintaining compliance across MLS data use.
